The groundbreaking ceremony kicked off the 15-year project with 6,000 residential units, 70 acres of commercial development, 120 acres of mixed-use space, and over 300 acres of public park space. The community will also be home to two new elementary schools, one middle school, and one high school. The expansive community is split by IH35 in the heart of the fast-growing Austin to San Antonio corridor.
Mayfair will add 330-acres of public parks to the area, coordinating park and regional trail planning with the City of New Braunfels. The community will also feature 35 miles of trails and pathways, including dedicated off-street bike lanes, mountain bike trails, and multi-use trails. Greenspace and trails will connect throughout the community, encouraging residents and guests to consider bikes or pedestrian travel to nearby shops, restaurants and employment. The Mayfair Town Center is a planned mixed-use retail hub that will feature walkable retail – shops, restaurants and services with apartments above.

Mayfair will connect east and west sides of IH 35 with an underpass under the newly re-constructed section of IH 35 between Watson Lane and Kohlenberg, connecting both sides of the community and facilitating travel across northern Comal County. Mayfair will also provide utilities through a Water Improvement District, which will partially fund state-of-the-art infrastructure across its 1,900 acres.
750 single-family homes of varied sizes have already been contracted to regional and national builders, and parcels have been committed for apartments, cluster homes and build-to-rent homes, exemplifying the housing mix that Mayfair will offer. Initial homes are anticipated to be available in summer of 2023.
